A modular home is simply a conventional house built in a factory and trucked to a home site for assembly and completion. Slightly lower price per foot make them an attractive option for homebuyers, particularly for a country home. Without weather as a factor to determine when builders work, these homes are also built quicker. Additionally, as a country home site is often in a remote rural area, a quality builder may not be within economical reach. These factors make a modular home a cheaper and quicker path into your new country home.


Example of a modern modular home The same basic construction materials and techniques are used in factory built homes as those used in site built homes. They are all usually constructed with 2"x6" exterior and 2"x4" interior walls with conventional coverings and textures both inside and out. Insulation and roof construction are industry standard and dictated by home site climate zone and local codes. The only difference between them is the location of basic construction and sequence of assembly. Modular homes are pre-built in sections and trucked to the home site on flatbed trailers. The homes are constructed according to home site-specific building standards and regulations. Almost all banks, mortgage lenders and appraisers consider these homes in the same way they do a conventionally constructed stick built home. A modular home also requires considerably less construction time from contract signing to move-in date. As these homes are already built, the only construction time involved is home site preparation, transport and assembly.

Pre-fabricated homes (also referred to as panel-built) are built in factories but are constructed in wall sections for easier transport. One of my neighbors lives in a home that started as a pre-fabricated home nearly 25 years ago. The wall panels and other components were trucked into his then remote prepared home site and assembled. It’s a fine country home, still sturdy and comfortable today. Another concept in factory built homes are pre-cut homes. These homes have most framing and other major components cut to specific size in a factory and assembled on site like a kit. No matter the method of construction, your country home site will require utility services prior to arrival of your new modular home. Factory manufactured homes are popular in rural areas because of many factors such as cost, ease of construction and builder availability. Modoc County, California is one of these areas. It is the least populated county in the state with an abundance of rural land at reasonable prices. Specific building codes for factory manufactured home construction in Modoc County can be obtained from the Modoc County Building Safety Department in Alturas. Building codes in Modoc County are derived from state and federal building codes, and I have found that they are very similar to other counties in California. I’m sure they are also similar areas in other states as well However, the Building Inspectors here, with true country living attitude, are more accessible and easier to deal with.
