There is still affordable real estate available in some areas of California, real estate affordable to the common man or woman. One of those areas is right here in the high-desert area of northeastern California where the advantages of country living abound. Of course, as almost everyone knows, there is no free lunch. Everything in life has some kind of cost involved, and property is no exception. That cost could be in dollars. There's a very logical reason why the January 2006 median cost of a home in the San Diego area was $605,600: good weather and jobs. The same logical reasoning goes for:

Los Angeles, median cost $560,740

San Francisco-Oakland, median cost $707,390

Sacramento Valley areas, median cost $373,370

The median cost of a single-family detached home in California overall was $551,300!

During the same time frame the median cost for a home in Alturas had just barely reached $100,000! It's simple economics. People migrate to the good weather and jobs, they need housing, builders build homes, and the price for each home rises; supply and demand. Remember, there is no free lunch. There's also a cost involved with living in the high desert of California, although perhaps not a monetary one.

Modoc County doesn't have temperate weather, although it is tolerable and much of the time it's very pleasant. Because lack of population density is another one of the advantages of country living, there aren't a lot of high-paying jobs in this area either. I’ve determined though, that about anyone can earn a living here if they want to. So, why hasn't Alturas and Modoc County experienced the dramatic growth that the rest of the state has? The answer is that this area is virtually an unknown. There's really nothing here to attract people except maybe the intersection of two minor California roadways, CA 299 and US 395.

Even with the added non-monetary cost of living here, Modoc County and surrounding area do provide almost all of the advantages of country living. There is room here to grow. Open space and wildlife are abundant, with many fishing and hunting opportunities. The area's schools are some of the state's best and not crowded nor riddled with crime and drugs. The lifestyle is more relaxed here. Neighbors actually know and help their neighbors.
